State Specific Question About: SOUTH CAROLINA (SC)

Hello, I am renting a home to a tenant in South Carolina. She has requested several maintenance items - such as yearly carpet cleaning, yearly power washing and chimney sweeping. These are not items we have agreed to cover in our lease.

How can I let her know that these are items we will not be automatically covering in her rent? --99.96.xx.xx

if this is a new tenant then this is part of the landlord testing phase. just llike a substitute teacher..I would not cover two of the items but I would do the chimney sweep as a safety item --99.20.xx.xxx

Send a letter with a photo copy of the lease attached. Explain that you use the lease as guidance for what is and isn't included in the rental agreement.

Then explain that none of those things seem to be a critical issue. That perhaps having the chimney checked every five years or so by someone who knows what to look for would be in order. That you'll arrange for that inspection when the five year anniversary of the lease comes around.

The only thing in the three items that are critical to health,welfare and or safety would be a defect in the chimney. Beyond that It's the tenants problem.
