We have good tenants that are getting ready to move out at the end of this month. I expect that they will get most of their deposit back.

My problem is.. I expect they will not be cleaning up the basement. The basement is really more like a utility basement only/cellar. But this summer their sewer back up and they had sewage in the basement. As soon as they notified us we had someone over there immediately to clean out the sewer to the main. There has been no additional sewer problems since then.

If we have to clean it up.. this is how we would go about it. Scoop up any dried solids (don't think there is really that much down there). Spray everything with bleach water and then spray it all down with a garden hose. My guess it would take 2-4 hrs. What would you guys charge for something like that on their deposit? Would you expect them to clean it up? Or is it a LL responsibility??

Personally I think that if you took responsibility for the clog/back-up and paid for that and did not charge the tenant for that, then the clean-up is also your responsibility.

If however at the time of the clog you charged the tenant, because it was something they put down the line then they should be responsible for the clean-up as well. --198.175.xxx.xxx

We did not charge them. We could not determine fault, nor did we try very hard. We normally do the 1st one on us especially if we have never had a problem with it.

If they had a 2nd back up then they would have been paying, but there was no problems after clean out. --165.201.xxx.xxx
