State Specific Question About: MASSACHUSETTS (MA)

I have been dealing with an eviction that should be concluded this month, but as time marches on and I am not able to give my property a cleaning/fresh paint or seriously market it, I am really concerned about being able to rent it once the snow falls. I don't want to spend a lot on marketing until I am sure the current nightmare is out, and the locks are changed.

I am frustrated as I have seen comparable properties flip in the same area for hundreds more than what I am asking, back in August. I have been running my ad since mid-September, and only got to show it once with the tenant in it. Of course it was filthy, and I tried to convince the prospect that it would be cleaned, painted and like new in no time, but I never heard back.

Any thoughts on the subject of re-renting in the winter? Marketing advice? --24.34.xx.x

Spend your current energy getting them out. Negotiate something, Cash for Keys. Anything to get them out is cheaper than court and waiting, giving them more free rent.

If you hire it out, cleaning and painting should only take 2-4 days.

You CAN advertise now and take applications without giving out the actual address.

Marketing: overall, market like a mad-man, like crazy. The more apps the easier to find a good resident.

You CAN paint outside and do the curb appeal items now, and put a sign in the yard.

I may be in the same situation waiting for them to leave so I plan on lowering the rent just till spring to get them in there and suffer the small loss till then. Also I would never pay for ads, use CL, Hotpads, postlets, etc.

I can't show my unit either till they are out. Also I have found out that when you 1st post an apt ad, you only have a short amount of time to make the 1st impression, so get the unit sparkling and advertise hard when you have 1st access. --108.20.xxx.xxx

I have 50 units and it is horrendously difficult to rent anything from mid Nov until mid March due to holidays and winter weather. We try not to evict during this time, but it happens. I have two people being evicted in the coming weeks and I'll probably try and rerent the units at lower prices just to get them occupied. Otherwise, they'll sit empty until probably April. yes, its hard to rent in the winter around here. but it does happen.

One LL in the neighborhood had a tenant move out a couple+ years ago end of Jan. Few applicants but it was rented for March 1. That tenant is very good and has been there 2 1/2 yrs.

Think outside the normal re-renting box, i.e., compare say 3 mo, lost rent, if $600 x 3 = $1800. Offer 1 month free rent in ads...but when they apply, tell them it will be Mo. #6 or 12...IF...the previous monrhs rents are paid in full by the 1st... --173.59.xxx.xx

I take pictures of each unit in sparkling condition for just this purpose. adv without pictures mark you as an amature and low response.

LL in other areas of country just dont get the mentality here. The tenants know they can wait it out. and they do --99.20.xx.xxx
