State Specific Question About: CONNECTICUT (CT)

If you make a 1 year lease and as a landlord and you just arent comfortable with your tenants. You can just let the lease expire without offering renewal to the tenants? This is correct, right?

Your lease should address what happens as it comes up for renewal and what options are available to LL and Tenant. --108.73.xx.xx

Rob, notify them in advance, in writing you will not be renewing.

But the bigger question is WHY? If something is wrong can you figure out a way to manage a change?

Remember the high costs of re-renting. --50.129.xxx.xxx

You are right. The lease is for one year and you are stuck with them until the end of the lease.

Give notice at least 2 months prior to the end date that you will not be renewing the lease. (Or another simple solution is to add is if they continue to stay that the new rental amount will be - choose a nice sum like $100.00 more per month. I'm betting they will give notice that they will not renew.

Make sure your lease does not contain a clause that says at the end of the lease term, it reverts to a month to month lease. But if it does, your 30 day notice of the new rent amount will help them decide to either stay or move.

You may decide after 10 months that the tenants aren't that bad afterall and may want them to stay. So don't burn your bridges.
