State Specific Question About: CONNECTICUT (CT)
How many months prior to the expiration of a current lease should i send out the new lease with changes?
Should I give them 1 month? 6 months?
I dont think they are gonna like the changes seeming as I am raising the rent from 900 to 1100 and putting in a mandatory 25$ fee for all service calls to the condo.

I would plan on a vacancy with those changes. Are you sure you want that with the winter months coming? At any rate you need to give at least 30 days and I would give more. Not sure if the fee for service calls is even legal. As a landlord it is your responsibility to maintain the property...how can you fine them for asking you to do your job? --98.179.xxx.xxx |

Without knowing anything abbout CT, I would guess that legally, you don't have to give them any notice (for expiration of a lease), but it doesn't work well for tenants to learn the night before that they have to leave. So at least a courtesy notice would be helpful.
I give tenants almost 2 months notice about lease expiration, either telling them that they won't be renewed or asking them about interest in another year's lease.

ct HAS INdeed funky laws. If the lease expires and they do not agree to the increase you need to evict to get them out. I kid you not. you need to give what ever notice is in your lease, or prior to the next month. ie. Sept 29 for the tenants to be out OCT31. However in this economy I would think it over. Winter here sucks to get new people unless it is the college crowd. --152.133.x.x |
