Yes and No. Yes, if you dont want the renter to be upset over small things and move out. No, you are not obligated and you really wish they would move out and stop being a pita. Water heater does not need to be covered and the timer does not cost much but saves on utilities --76.123.xxx.x |

Being a repairman I would offer the cover but not a timer, timer is something you have to come reset when the power fails and once the tank is re-heated it should go off unless there is a faulty thermostat/element. Keep it simple unless you live next door. --68.76.xxx.xxx |

Many w/h in the last 10 yrs have an internal insulation and makers say no extra blanket on the outside...
check that first...
Can't imagine you'd be obligated in HI..

timer: again they pay.. for install but also take on the reset..

The tenant isn't obliged to stay where he is and pay more for warm water than he will elsewhere.
I was going to say that you are not obliged to help the tenant reduce his energy bill - but then one must consider the trade deficit and dependence on foreign oil. In fact it's patriotic to reduce the nation's oil bill. Even if it's paid by a tenant. --69.205.xxx.xxx |

There is no way I would pay for any of that. That is too much to ask, and one more thing to break.
What next? They want to paint the place black, otherwise they leave? Just because it is a good idea, doesn't mean it is a good investment.
I installed low flow showerheads and compact fluorecent lightbulbs in all my units. Didn't help me one ounce renting apartments or keeping tenants. It seemed like a good investment at the time... --66.30.xxx.xxx |

Timer will not save money unless your utility has different rates for different time of day.
Blanket will give very little benefit if the heater is modern.
If heater is over 10 years old, you should replace it before it leaks and floods out your unit and you have do deal with major repairs from water damage.
I would not pay for these things. What is the specific concern of the tenant?

My HVAC guy says a WH blanket has no effect and will void the warranty.
Timer? Why not if they install?
Today's applicants, Gen Y and Z are VERY green aware. They've seen every article and video on saving the planet. Prospects used to ask "Is there good insulation in the attic?" Now they ask "What is the R factor?"

How much is the timer going to cost you, installed? (we are not talking about a multi-,000.00 investment here). Also, what will it cost to look for a new tenant?
BTW: HAWAII has some of the highest electric rates in the country. Lower electric bills means more money to pay your rent. Let's keep things in perspective.
Timers do save money, if properly used (off except for a few hours around project morning and evening usage).
Follow up on the info regarding not using blankets on newer water heaters. Age of your unit is important. But again, the cost of a blanket is pretty minimal.

Don't worry as soon as a tenant gets a low flow shower head and doesn't like it he will drill out the flow control. When they want a shower at 3am and the water is just warm you will get a service call. Set back thermostats work wonders if you want a lot of no heat calls. A timer will save some electricity if there is a smart meter on the rental unit. A heat pump type of water heater will use less electricity as the heat pump takes the heat from the air. Amortize the cost of the water heater over 60 months then ask the tenant if they would pay more rent per month to cover the cost. After 60 months the water heater will paid off. --74.220.xxx.xxx |

Most electric companies will give a discount for allowing them to install a shut down device on the water heater and a/c unit.
Personally, I think it's a bad idea. However, your tenant may see this as a good money saving solution.
When they don't have hot water or a/c, you can the blame the electric company and their device. --141.129.x.xx |
