State Specific Question About: MASSACHUSETTS (MA)

I am starting over, and don't want to repeat past mistakes. Last time, I took a bank statement showing deposits as proof of child support income. Over time I learned that I was fooled into believing my past tenant received much more (3X!) income than what was actual. How do other LL's handle the child support as part of income thing? There are a couple of issues - first verifying the stated amount is the actual court ordered amount, and secondly, if I am not screening Dad, as I learned, he can lose his job, work seasonally, get put into jail and for a million other reasons, stop paying. This results in financial distress for the tenant, and ultimately me. Thoughts, experiences, and recommendations would be most appreciated! Thank You!! --24.34.xx.x

3. Public assistance (welfare).

4. Unemployment benefits.

5. Disability benefits.

6. Workers' compensation benefits.

government benefits when placed in a checking or savings account (up to $7,500).

8. Spousal support, child support, or other support if necessary to support you or your dependents.

If the court records are public, you can check the actual court file if you want to, for the child support award.

You can ask Mom for her bank statements showing these monthly deposits. You can ask Mom for a statement from Dad, but who knows what their relationship is and if he would cooperate. Maybe Mom is smart enough to keep copies of the child support checks before she deposits them.

They won't show up on her tax return, so that won't help.

What if Dad is a seasonal worker -- that is already factored into the child support award.

What if Dad gets laid off -- same as if he is a tenant, there are no guaranties.

I got this off the MA public housing site:

What must be counted in income:

* Wages, salaries, commissions, tips (before any payroll deductions)

* Self-employment or other business income (minus expenses)

* Interest, dividends, other income from assets

* Income from rental property

* Regular payments from pensions, annuities, Social Security, SSI, insurance policies, disability and death benefits

* Unemployment compensation

* Severance pay

* Alimony and child support

* Regular gifts

What is not counted as income:

* Income of working dependents under 18

* Income of a live-in aide for a disabled person

* Special pay given to armed forces in war zones

* Food stamps and fuel assistance

* Reimbursed training expenses

* Lump sum SSI, Social Security, inheritance, and insurance payments

* Foster care payments

* Earned income tax credit

* Social Security PASS program payments

* Most student financial assistance

* Temporary or nonrecurring income, including prizes and one-time gifts

* Income of full-time students 18 or over (not head of household or spouse)

I would tell any single parents who are applying that I prefer to ensure that their own income covers the minimum needed to pay the rent. In my business, that means they need to make 3-4 times the rent. The last time I had a single parent (most of my tenants are students with no kids) I told the mom this and basically said that since I knew of so many non-paying non-custodial parents, I wanted to make certain she wouldn't have trouble paying the rent if the non-custodial parent didn't pay their support payment. She settled on a smaller play, and that allowed her to use the Dad's payment to pay for extras as well as car repairs when needed. Dad quit paying at one point, she was glad she wasn't worried about the rent. --64.251.xxx.xxx

Child Support can , and does, change for many reasons. Just because she has a court order or proof he's been paying doesn't guarantee it will be there as steady income. If it is close call on the income, then it's probably ok, but not if that is her main source. --66.189.xxx.xxx
