State Specific Question About: TEXAS (TX)

So I'm in the process of buying a SFH. For some reason, the attic pulldown has been removed. There is an open rectangle in the garage ceiling. I was planning on installing a pulldown kit and putting down some plywood in the attic for the tenant to use as storage, but was wondering if that was a bad idea.

Should I instead just cover the hole and skip the pulldown and decking to discourage a renter from mucking around in the attic.

I think I would cover the hole.

Otherwise, when tenant leaves, you'll be carrying down all the junk they left behind, and that won't be easy down the pull-down staircase.

I agree with the others. Unless there is NO storage in the place and you think you will get a higher class of tenant who will pay more for storage and has good enough stuff to take with them, you will get a junk pile in the attic. And gravity is not going to eliminate the time you will spend getting rid of it, which will be more than you think.

Also, the pull-down ladders spell more liability. They are not dangerous when used correctly, but some tenant could break their leg, or, more likely, break the ladder and then scream injury or that your ladder broke their precious junk. And, where I live the ladders are typically rated for carrying up to 200 pounds--yet a lot of tenants weigh much more than that. I get visions of large people crashing to the ground with boxes of junk on top of them, surrounded in pieces of pull-down ladder. --168.7.xxx.xxx

I stored a bunch of stuff in my garage attic, and it caused the 16' header beam of my garage door to permanently sag noticeably. Old age was partially to blame, but the moral is: attic space is not necessarily intended for storage.

Heck no. Screw it shut, lock it, put sheet rock over it.

I use a storage area at my 4 unit that is an enclosed breeze way between the SFH and the 2 story building that houses 3 2 bedroom apts the laundry room and 4 single car garages in the ally. I enter from the ally on the west side of the property that is gated between the next door neighbors 4 unit. It has 2 story high ceilings. I made it twice the size the last time I had the house turn over in May. I also cut a access into the house attic to expand into. Also to keep an eye on the musical varmints that are looking to make that attic their home. We have had a Raccoon with 6 babies, a opossum, and a Ferrel tom cat so far. --66.214.x.xxx
