Well if you are the LL.. you should know OH law...
In every state.. I've heard of a min 24hrs is needed..

I knock loudly, repeat, crack the door open with my master key and shout "Maintenance!! Anybody home!!" about 3 times.
One glance thru the cracked open door usually tells the story.
If they are gone, they're gone.

Have you checked to see if the electric meter is turned off? Phone turned off? If so they are gone. I hear water running don't you?
You need to get that water turned off so it doesn't damage your property.
Crack the door like Brad suggests. Know the laws of your state regarding abandoned property. Security deposit accounting. Follow the rules. Get her cleaned up and ready to rent again.
Make your priority getting the unit rented.
Then go after the old tenants for damages.

Yes Ohio uses a 24hr notice, best to pin or tape pver where the door meets the frame so you can see if it has been opened at all, is the rent up to date? Call police to report any appliance theft, best to have a serial number on the lease and move-in photo set for proof in court, if you think it is worth collecting past the deposit, the accounting statement must be sent in 30 days delivery confirmation(I use UPS tracking and print this, texting is useless here much like email - paper trail is needed for court action). --76.241.xxx.xx |
