State Specific Question About: CONNECTICUT (CT)

My tenants came to me three and a half months ago and stated that their third roommate decided to move out and that they could no longer pay the full amount of rent. I reasoned with them and told them I would discount the rent for one month to find a new roommate. First month went by, no roommate, second month, no roommate and a discussion about moving out. They stated that they would have to move out and a move out date was set for August 31st. On July 19th I showed the apartment to a couple who signed a lease for September 1st. I clearly stated this to my current tenants. Text after text they told me they had found a place etc. Today, August 31st, they contact me at 10:00 pm and tell me that they can't move out because they decided they don't like their new place. I do not have anything signed stating that they will be moving out other than text messages that clearly state they have agreed. What are my legal rights? --69.120.xxx.xxx

Why would they even be looking for another place? You are allowing them to pay 2/3 rent, where else are they going to find a deal like that?

Start evicition as soon as your state allows.

Do you have a holdover clause in your lease? If not, add it for next time "holdover days are charged at X times the daily rate". --141.129.x.xx

Thank you all for answering.

Basically by Law I would have to start the eviction process tomorrow if the required past due is not paid in full by 5 pm today. Although, it is clearly stated via text messages that the lease has ended which gives me a very strong case.

Unfortunately, these kinds of people exist. I would love to force them out but it would only make my case more time consuming. Don't worry a plan has been set.

Once again, thank you all for answering. People like this never win in the end.

sorry , you are in for 6 weeks of bs. you need to start eviction I would serve today 3 day pay or quit by marshall and then hand over to lawyer. my favorite phrase is , nothing clears communication like a marshall at the door. if not served today you will not be able to go to court to start formal eviction until thursday or friday. p or q should have the entire amount owed , late fees sherrif fees etc. ..

what town? some have additional rules.

Stick by the rules - fair but firm.

The "we cannot afford without roomie" was an indication of where this was headed. Do they others have jobs?

We LLs take responsibility seriously and will go the extra mile to meet our commitments. We believe if we give someone a favor they will respond in kind.

Tenants don't. To them, "Git er dun" is just a slogan on a hat. They don't take responsibility (normally) and favors are a one way street.

A favor to a tenant is usually just allowing them to delay the inevitable or extra time to find a way to blame the LL. The director of our local financial aide agency pleaded with us at an assoc meeting to NOT let our tenants stay if they fall behind. Letting them get deeper does not really help them.

My guess is they did nothing to get another roommate. And EVERY other place is no good??

I always think of my kids in situations like this - they pick up a sock and say they've been busy cleaning their room. Your tenants probably asked one person who did not need a place and now believe there are no roommates anywhere. And why should they hustle when there is no pressure to perform.

Check my post to Eric MN on Aug 30 on how I get people out and get them to sign so I win in court.

I would also show up with a crew to move them and pay first month on a storage unit. Now they are out.
