State Specific Question About: OHIO (OH)

I have terminated a lease and I am beginning to get calls from landlords wanting info on the renter. Not sure what I can say. I had my share of conflicts but don't want to be negative. Don't need a slander suit. This person is on gov housing and I want this family out by the 30 days. Overall-property kept up and clean. They have been long term renters. Pymt history -not so great. Ususally late and wrong amounts sent in unless personally picked up. There has been no problems getting the late fees paid when they do pay. The home is up for an immediate sale. They haven't made the selling process easy for me. Any advice? FYI-I have left a message for fair housing to reach me to see what they will suggest. Thanks.

Also-how does the security deposit work in regards to returning it. (First rental) --75.185.xxx.xx

You only get sued for slander if you say something untrue.

I never lie to another landlord because 9 landlords out of 10 never check the person out or call me to see what kind of a tenant they were. I wouldn't want a landlord lying to me just so they could get rid of them. Even as much as I would want to get rid of a tenant, I won't lie to that one landlord out of ten who calls!!!

We had a Sec 8 tenant who lived like a pig and her kids were a huge problem to the neighborhood. When a landlord called about her and asked about her paying rent I said "she always pays her rent when she says she will," which was true and we never had that problem. He didn't ask any more questions and he rented to her. --184.77.xx.xx

I always answer the questions truthfully. But I don't offer any additional information or personal opinions.

Your walk through is done when the tenant has removed all personal belongings, disposed of all trash, cleaned the unit and turned the keys back over to you.

Most states allow 30 days for you to do your deposit reconciliation. It is imperative you complete this in your states time frame!

Some states require you to provide receipts for repair/replacement of broken or damage items. Check with yours to be sure.

Make sure you take lots of pictures of any tenant damage or neglect, in the event they dispute it.

The reconciliation and any refund after legal deductions is mail to their forwarding address, which they have given to you in writing. Otherwise it is sent to their last know address (your rental). --99.158.xxx.xxx

Agree with statement above that 9 out of 10 landlords don't bother to call prior landlords. Be ethical, answer direct questions honestly. Tone of voice and inflection can make points. If they ask an opinion question, like "how does she keep the place?", tell them you only answer factual questions, and how clean a place is is a matter of opinion.

Or, be like an apartment complex and require that they fax over a written request with signature from the tenant. These generally only ask factual questions. --74.215.xxx.xxx
