Yes, buy it via cash then finance it. Cold hard cash works wonders. I know of houses that went to cash buyers for less than what non-cash buyers offered, even with pre-qual letters in hand. --65.12.xxx.xxx

Ken - I recently did a cash purchase and got the house for much less than asking price or other offers. Seems there is at least a 9 month backlog of available homes around here and other offers had contingencies around getting financing or selling their existing home, etc... Cash offer was no strings attached other than title search and home inspection so we got it even though it was lower than other offers. It also helps if the house has been on the market for a while and the owners are getting nervous. --192.158.xx.x

In my market, almost all of the sales are "all-cash" deals. They don't even consider financed deals, unless it is part of a "Path To Home Ownership" federal program.
