How much are average property taxes where you buy property?I have houses in upstate NY and an average 2 family in a city neighborhood including water,sewer and trash pickup city,county and school tax will run $3500-$5000 per year.We will collect $600-$750 per month rent from each flat.

Ken,

In December 2010, I paid $2,500.00 in property taxes and that covered 10 rental houses with average rents of $530.00/month.

Insurance for those same houses avergaged about $4,000/year. --76.18.xxx.xxx

My newer two families in Western Mass. cost about $3600.00-$4000.00 year including the sewer , water and trash fees. But, they are taking in $1100.-1200. month. Multis in commercial district are higher . But, more units so more rent coming in. --66.189.xxx.xxx

Our SFH's in WI run $2600-3000 a year each. I have one smaller one in IL that is about $3200. We appealed last year and they reduced it $47, which was lost in the increase this year! The state of IL is in such a financial mess, that I'm not going to buy any more here. --76.224.xxx.xxx

Rents are $825 and $850

Dejay is correct for TX. I pay WAY more property tax on my duplex in Texas than my single family house in CA--3 times as much in dollar terms but the properties appraise for about the same. That is WITH a homestead exemption!! My little SFH in Houston without the exemption is worse--appraises for less but the taxes are more!

No state income tax in TX. But they take it out of you in other ways.

I think high end properties will not cash flow at all in TX unless you get them for 40% or less of ARV!! Best to have the toughness and guts to go for the medium-to-low and low market in TX, if you are full-time landlord. I'm not and I wouldn't. But I do know many in that market who do flourish. You have to have a really good eye for neighborhoods, and don't believe the guru stuff about buying sight unseen. --168.7.xxx.xxx
