State Specific Question About: ILLINOIS (IL)
Normally I only rent to those with an absolute minimum credit score of 550 and at that rate I require First, Last and one month as Security. And it's worked out well for me. I am having on heck of a time finding potential tenants with that "high" of a score. But today I find myself showing my condo to an individual that has a credit score of 491, his home is in foreclosure, in the midst of a divorce, but I have verified his income with the employer to be 6K per month, is a Senior Software Engineer and frankly seems like a really good guy. I'm getting to the point that all I see lately are folks with foreclosures and/or bad credit. Any thoughts?? --24.14.xx.xxx |

lots of people are having problems now, we rented to a guy like yours and he is great - just trying to put his life back together. Most of my applicants have no job, so I would probably rent to anyone with a good job no matter the credit score.

Foreclosure rate is pretty high here. A lot of people with good jobs (and previously good credit) walk away from their homes and into my rentals. Our higher end homes usually rent to people who want the nice new home, but can't actually afford to own it. Kind of like leasing a new car instead of buying one. They seem to handle the rent even when it's only a few hundred less than their old mortgage...because they don't have taxes, munical fees, insurance, repairs, etc. --66.189.xxx.xxx |
