State Specific Question About: TEXAS (TX)

I wonder if anyone here is from Forth Worth or Keller.

I haven't bought anything but am looking for property in Keller (zip 76244) for a starter home to rent out.

Has anyone heard about zoning changes or any new negative development in that area Keller/zip: 76244?

It seems that properties there dropped compared to 2010. So I'm puzzled.

also Keller has an airport called Hillcrest airport. is it noisy?

Property values are dropping all over the US and foreclosures/bankruptcies are up...

Cities are seeking new revenue sources, and are enacting rules to make LLs pay for annual inspections, etc. like anti-stacking, noise, etc.

Add teh lack of jobs all over, renters cannot afford to rent, so they stack family and friends...results in a very low time for LLs...

But...some seasoned investors who are into it for the long haul know that things will improve (there ae always ups and down market bouncing_, if you have good reserves, and asture in buying... --96.239.xxx.xxx

76244 is not Keller, it is ft worth. We recently defeated a tax increase election, of which the 76244 , is part of Keller isd. The school board took away free bussing...this may affect house prices a little. The lower income here in Keller isd are hacked off about this. Also, the southern portion of 76244, is called summerfields, but the term that a lot of the area uses for this area is slummerfields. I don't own any in that area, nor do I care to. You might be able to pick up a couple for low 50s, rent in that area would bring 850ish. I prefer the actual city of Keller. Rents for low end units are right at 200. --71.164.xxx.xxx

I'm in Fort Worth, but much further South. I used to live in North Fort Worth, and while some areas are better than others, in general I think the north side of Fort Worth has experienced a lot of growth.

Fort Worth has a rental registration law that you may want to lookup and consider before buying property there. Only applies if you are renting out 3 or more units, I believe, but looks like a potential pain-in-the-butt if you own more. I have a duplex in Fort Worth, so I'll probably buy outside Fort Worth in the future to avoid the hassle and expense. --68.189.xxx.xx
