I've been to some of the auctions. And they seem to move houses in my area for fairly good prices. Can't think of the names of the two I've been too,, perhaps do a google search. Gaining popularity and I do believe you can get a min sell price, so if the bidding doesn't go over that amount it is not sold. --173.119.xxx.xxx

I'm an auctioneer, and have assisted in selling homes at estate sales and on the courthouse steps.

First of all, you can instruct your auctioneer that you have a minimim, or reserve bottom line price to sell. If the bidding does not reach your minimum price, then it will NOT be sold. You will still owe the autioneer a fee for services, even if not sold.

Prices seem to be higher at the estate type sale, so you could bring in some garage sale items to sell then usully at and advertised price, like Noon, the real estate will be "offered" for sale. One trick is for the auctioneer to never disclose the reserve or minimum price, and even when the bidding exceeds the minimum, a good auctioneer will wait until the bidding stops....then hold a private conference with the seller...then come back to say, OK the the house will now be sold at the highest bid...creating an atmosphere to get even higher bidding, and usually does.

Some unethical auctioneers have a couple fo "fake bidder" planted in the crowd to bid prices up to get a higher price, and they may also take phantom bids on their own without anyone really bidding. I suggest that you steer away from these type auctioneers, as most repeat buyers know this and do not attend their auctions, which will result in reduced sale price.

BTW, I was the President of the Maryland Auctioneer's Assoc. years ago. --96.239.xxx.xxx

Irish-the "top" selling auctioneer here in NE Ohio will NOT sell with a reserve. Just FYI.

(And I won't bother going to one with a reserve either). --65.189.xxx.xxx

Bought several that way. Got some bargins, but some go pretty high. Usually were absolute auctions, no reserve. We are in Stark County. I prefer to buy from others, but if I were selling I would use Kiko. They get the best buck. Check out their site: kikoauctions. They have results there of past auctions. --65.189.xxx.xxx
