How long should I save former tenant files?

They have left in good standing with me. No one has ever called for a reference. I have files going back 10+ years.

I had a legal case once they ask for discovery for the names of all tenants names and all the cases we had filed in court and wheather we had prevailed.

We gave it to them and told them we prevailed in all case, and it was a matter of court records...

They soon settled.

My property acquisition files, I save for ten years after I sell the property.

My tenant files, I save for ten years after the tenant leaves. But if the tenant comes back to me (several have), I will save their files from the first tenancy until ten years after the second (or third or ...) tenancy ends. Just in case.

IN, the pointless discovery is a good reason NOT to keep your files for too long. (But I would have objected to giving tenants' names on privacy grounds.)
