if an applicant for a rental property is denied for credit issues, do i have to give them a copy of their credit report?

If you pulled a credit report, you are required by law to send the official letter. If not, YOU get in trouble!

In some states it is required to give a copy -Wisconsin is one. In fact, the LL has to accept a copy from the tenant if it is within 30 days. Also, LL can only charge the cost of actually running the report (not an application "fee") and it must be from one of the major three, not a "reseller." I believe it is federal law that you have to send the notice. Definitely do it - better to be safe than sorry.
