State Specific Question About: TEXAS (TX)

I wonder why tenants can't be charged with destruction of property, when the tear up property on purpose.all you can do is put a judgement on them ,which you will never get a dime The tenants I'm evicting have already told me they were going to destroy my property.I will go back to court Tuesday to pay $200 for writ of possession, then the sheriff will go with me while (landlord) carries all their furniture out to the curb.these are tenants with four children two dogs .three months behind on rent and they are mad at me .BOY I AM STUPID! This is my first eviction i'm trying to do it myself.Property is in Sanger TX. --207.119.xx.xxx

At least you can put a black mark on their credit and also there will be an eviction report (the clever landlords look at those before taking on a tenant).

They can be charged with vandalism and other charges connected with destroying property. The problem is that county atty's and local police and sheriffs won't pursue it. You can keep 'em busy in civil court if you're so inclined. The rules of evidence are easier to satisfy in civil court and a judgment may get you some money and will be on their credit report for some years to come. --99.103.xxx.xx

In FL (where my rental property is), you can look up eviction information in the public records for free. You have to look up the information in each county where they resided.

Evictions don't show on a credit report, but judgements do. Bear in mind, if you get a judgement against them, it accrues interest, you can garnish their wages, and you can renew the judgement on their credit report so that it never goes away. --24.42.xxx.xxx

You will find very useful information under the Landlord Services Section. Credit reports and Report bad tenants.

Have you already done your LL lien? Even though they are on S8 most of them have some very nice stuff. Large TV, stereo systems, lots of bling, extra vehicles, etc. Just make sure you follow the law carefully when doing it.

Also, hire some day laborers or students to pull the stuff to the curb. And make sure you have another lock to put on the door(s) when everything is out. --99.158.xxx.xxx

Despite being evicted or just leaving, if they are Section 8 you owe it to others to fill out their Tenant in Good Standing form. It could cost them their voucher. --69.161.xx.x
