State Specific Question About: VIRGINIA (VA)
I would like to know if I can take a tenant, or at least someone who said they would be living in this unit, to court for lying about their intentions. I don't think this woman is even living there, she used her credit,etc., to get unit rented for a friend, and then the friend's son, a registered sex offender, moved in. Now they are 2 months behind on rent. I go back to court on Monday for a continueance in an effort to collect. Can anyone site code or has anyone run into this before? --69.19.xx.xx |

I don't know anything about VA, but I doubt that you can easily sue for lying about intentions.

Name the persons listed on the lease and the phrase "and all other occupants". Technically, they could stay if not named.

And it's is actually good for you they are behind in rent.
Should not be a problem evicting for non payment. And gives the Judge a clear reason and makes it easy.
