State Specific Question About: MARYLAND (MD)
What is the best way in letter form to comply with the 30 day rule to inform tenants why they are not getting their security deposit back. My tenants damages exceeded the security deposit. Also I would just like to be sure that I am doing the right thing. the tenants lived in the house for 3 years. They moved as their lease was up and they gave 30 days notice. When I went to inspect..they changed the lock on the door. They gave me keys that fit one out of 4 locks. There was permanent marker marks everywhere the eye could see. 2 doors had to be replaced. Every screen in screen porch had to be repaired. Etc Etc. I have been doing the cleaning myself and some repairs however I have a painter who charged me 1000 to repaint caulk repair 2 holes and promised to cover marker and crayon marks. Well, you already know the SD has been exceeded. Hope you documented the damage? Will you try to get them to pay the total amount? If not, just explain what their SD was used for and prove it, if necessary.

Am I allowed to charge for the labor and paint that had to be done for the whole house? Also since I did some of the work ie repairing screen, sanding, cleaning.. Can I charge for my time or just materials? I only have this one rental and a full time job. thanks for your help --166.248.xx.xxx |

Include some of the move-in/move-out photos with repair estimates, this would not happen if you inspect more often, my lease says locks cost 25bux each to return to the master key system, keep more of the photos for court. When you go to court use the actual paid repair invoices to show the cost of repairing this place with the photos. --68.250.xxx.xx |
