If the washer was part of the property when the tenant moved in, you would need to fix it unless you have it in the lease that the washer was "as is" and if it breaks down it would not be repaired. --205.188.xxx.xx

My lease specifies that the appliances are provided "as-is" and are provided only as a convenience to the tenant. Notheless, if one breaks down, I will replace it or have it repaired.

If you offered a washer when they signed the lease, the rent is paying for the use of a washer. So, yes, get it repaired or replaced, you owe them the right to wash their clothes there.

If you don't want to provide a washer anymore then say so in the next lease they sign. If they are month to month, you can make the change with one month's notice to them. --69.141.xxx.xxx

I am gonna play dumb for a few minutes, are we talking a faucet washer or a washing machine? Both should be but the appliance will be listed on the lease with the serial number and who does what, the faucet washer is a must fix item. --76.241.xxx.xxx
