My lease specifies that the appliances are provided "as-is" and are provided only as a convenience to the tenant. Notheless, if one breaks down, I will replace it or have it repaired.

If you offered a washer when they signed the lease, the rent is paying for the use of a washer. So, yes, get it repaired or replaced, you owe them the right to wash their clothes there.
If you don't want to provide a washer anymore then say so in the next lease they sign. If they are month to month, you can make the change with one month's notice to them. --69.141.xxx.xxx |

I am gonna play dumb for a few minutes, are we talking a faucet washer or a washing machine? Both should be but the appliance will be listed on the lease with the serial number and who does what, the faucet washer is a must fix item. --76.241.xxx.xxx |
