Hi Everyone,

I hope every landlord is doing well.

I have totally remodeled the house.

Now, I have a young couple(in their mid-twenties with a young boy) want to rent it.

However, both of them have quite big lum sum outstanding bills (from credit report)that have not paid yet. It's going to take them a long time to get it payoff. and both of their credit score is between 520 and 530.

the male is making $1300 per two weeks, the female is making $400 per two weeks.(P/T)

I am asking them to provide me the finance data, but I have not got it yet. I also ask for a co-sign the lease from the mom.

Could you tell me how should I qualify this potential tenants? I am afraid that I won't be able to remove them faster when or if they can not pay the rent in the future.

How should I write about the co-sign (their mom.)in the lease to protect me?

First off the cosigner has to have a good income and good history of paying their bills. They should be easy to sue if necessary. Check them out as carefully as you do the tenants . Unless you just can't rent this place I would be in No hurry to rent to these people. --99.103.xxx.xxx
