State Specific Question About: MARYLAND (MD)

If a tenant abandons the leased property before the end of the lease, does the Landlord have the right to enter the property? Particularly if it has been left open and destroyed? --65.40.xx.xx

Did the police notify you the unit is abandon or appears this way, you should always secure your property, just go lock it up, do not change any locks until you know the status of the tenant - if someone took an out-of-town work assignment and they arrived home to find the locks changed they will be upset and in court you would lose for performing a self-help eviction. --76.241.xxx.xxx

I try to secure the property, as Virden said, but I also will then aggressively pursue an eviction -- I am assuming non-payment of rent. Because if the Tenant is still paying rent, I don't consider the property abandoned.

My judge said "Most LLs who see their property abandoned simply take it over and avoid court."

I say "It's MY property and MY investment to protect, it's MY responsibility and MY liability." So I take it over immediately.

Tread professionally, but don't let the deadbeats rule your life.

Brad's Rule #1: LL is in control.

Take a million pix, box up anything of true value (doubt if you'll find anything), toss the rest, and re-rent.

For legality, I post an ABANDONED PROPERTY NOTICE on the door. "Property appears to be abandoned. All remaining items will be disposed after 24 hours. If this is incorrect, call XXX immediately." take a pic of the notice on the door.

Lock the door, start bagging the trash, but don't toss it for 24 hours.

They probably left a week ago and are hiding from you. Not likely to come back.

go in and secure it.maybe leave 1 day notice of smoke detector ck there before u do.try to find keys.if u can get keys its your apt.i have even bot the keys from tenny who moved out.no court then unless u are chasing for money.but the apt is yours bcs they gave u the keys. --173.14.xxx.xxx
