State Specific Question About: MISSOURI (MO)

Do I have the right to show a rental to new tenants in the last month of a lease? --64.12.xxx.xx

If your lease provides for it, and if your state law allows it, then yes. IF the tenants will cooperate. Tenants have short memories unless it's something in their favor, so they may have forgotten they agreed to this upon move-in. Remind them nicely. I sometimes offer to help them start getting cleaned up and packed. It gets them into moving mode. --76.170.xxx.xxx

Yes, it is allowed - but some tenants object strongly. If that is the case, it usually isn't a good idea to push it as the tenants can sabotage you. They can be uncooperative, have the place dirty when someone shows up, etc. Whether or not I do try to show it depends very much on the tenants and the condition of the property.

When you do, proper notice should be given, generally 24 hours. I may give a range of times so I can consolidate interruptions for the tenant. For example, I will be showing the house at 5-6 pm on Monday and Tuesday. I specifically mention in my lease that I can do this. I also sometimes offer an incentive to the tenants to cooperate - e.g. $50 if I find a new tenant before the old tenants have moved out. --70.252.xxx.x

ALWAYS have photos of the property VACANT for your marketing efforts so that you can show prospects what is BEHIND/UNDERNEATH the clutter --67.76.xxx.xxx

A hostile tenant sends a negative vibe that's picked up by those seeing the place and that doesn't help you trying to rent it. A place shows better empty , clean and ready for the next tenant. --99.103.xxx.xxx

Ditto what Carolyn said - and I'll add that you have to know your current tenants. If they are neat and clean, the place shows well. If they are normally messy, it will be messier still as they start to pack to move. Carolyn is especially right about the sabotage part - ask me how I know. --71.185.xxx.xx

Only if you reserved the right to do so in your Lease, which the tenants signed. If you did not, you are limited to operating within their consent. --65.55.xx.xxx

If they are moving because their lease is up and they are not renewing, I've had no trouble with showing the space. IF I've asked them to leave...well then I don't usually try. SOME tenants have been wonderful even so. But some are just not housekeepers to begin with.

EMPTY shots are crucial... --173.16.xx.xxx
