Just like buying or selling a unit, you have to conduct comps to determine the local market rental rates via newspaper and on line rental sites to see what the going rates are. My take is that over the past couple of yrs, rental rates are not increasing, and in fact in some parts of the country, are actually declining.

Are they good tenants? Do they take care o the place? Then what would be the downside if it sat empty for (1) month if they jumped?
if they are not good tenants, raise the rent.
