State Specific Question About: PENNSYLVANIA (PA)

Does anyone know how much security and or deposit you can take? Are there any limits to the amount? Any interest requirements? I usually take one month as a security deposit but i have a good tenant that wants to add a pet to their lease and i think i should add an additional deposit.

Add a pet fee verses a deposit. A dog is going to add additional wear and tear on a house. Trust me, I have four of my own... If you charge an additional security deposit, you can only use it for damages and not for wear and tear. I charge a $250.00 non-refundable pet fee. If it is a good tenant, you can charge what your state will allow. But, if it is a large animal, I would go high. A small animal can do just as much damage so just keep that in mind. Many years ago rented, it really didnot matter what the LL wanted in terms of fees/deposits. If they let me have my dog, they got what they wanted! Allowing an animal for a good tenant can pay rewards in the longivity of their stay. I have a sfh and they had 3 dogs and now puppies. I allowed two dogs to start with, then there was puppy. Now the new puppies that are all required to go at 8 weeks. Never before would I have allowed but, they pay one month in advance every month and take care of all minor issues themselves. They have been there almost four years. It is a win/win here. This is a tenant that had a plumbing problem three times that required a plumber. They stated, wait until Monday and we can deal with it so you don't have to pay weekend rates. We can go to the store at the end of the street! When the well went out, they called and stated, call on Monday and we will buy bottled water until it is repaired. These are tenants I want, dogs and all. --67.233.xx.xxx

If the tenant has been with you over a year, then the security deposit is limited to one month. (After five years tenancy, it is capped.) An upfront fee or increased rent are more flexible possibilities. --69.136.xx.xx
