State Specific Question About: NORTH CAROLINA (NC)

The Scenario:

Out-of-state LL traveling to Charlotte, NC to update sfr 3/2 to attract a more desirable tenant. The improvements will include painting the whole inside, installing Allure flooring, installing lighting fixtures and a few other small items.

The Challenge:

Finding a good handyman/worker with equipment (ladder, vacuum, etc.) to assist with the work in early May... might need a good plumber or an electrician or a HVAC guy.

Three years ago investing out of state made sense, now, not so much! It makes everything more difficult.

Any help will be most appreciated.

Still loving everything about real estate.

I would see about simply contracting the work out if possible. The time and money you'll burn through to be there may not offset the savings of getting involved as much.

If you chose to go and do it, I would employ 2 separate handymen, in case one of them burns out on you. It will split the work and $$ up, but will give you some protection against getting ditched.

If you used a realtor to buy the subject property, I would ask the same realtor for some referrals and also seek other referrals.

Set appointments for the specialists you'll need early in the week, in case you get ditched...

Lastly, avoid craigslist. There's 90%losers, 5% in-between and 5% good. I wouldn't rely on someone from that site given your situation. --66.116.xxx.xxx

If I were coming to an unfamiliar area I would go to the nearest Lowes or HD and get people from their list on installers / painters. HD and Lowes have strict QC standards. The last thing you need to be doing is interviewing a bunch of workmen. That time is better spent doing the work. Pay a realtor to manage the project and email photos to you. Still cheaper than an airline ticket.

I like Reid's suggestion. Just use Home Depot or Lowes' installers. The price is higher, but they are pre-screened, experienced, and ask the Lowes supervisor to check the work himself. I would still hire a realtor to review the work.

This would split the work over a few contractors, hopefully getting done sooner, saving lost rent.

if its over 30 minute drive i would sell.i know others differ but thats my position.if u need to paint all of inside i would get a pro painter rather than handyman.better job from an expert. --173.14.xxx.xxx
