State Specific Question About: OHIO (OH)

Section 8 House put on sale today. Renter was great with process. I worked out an accommodating arrangement with showings etc with renter. I advocated to advertise for investors for the property for her behalf. Renter was great w/realtor and me until we left. Next thing I know she is calling the realtor and me. She is threatening to "sue" me, "sue" the realtor for exploitation because her furniture were in the pics. She said she did not provide permission for pics however she was present during the whole process. Realtor & I are being "demanded" by renter to to not put pics up. To top it off-she is demanding that I "compensate" her because her stuff and alternations is a selling point. (Her lease stated no compensation for alternations) I don't think she has a say but I am feeling a little overwhelm. I need this to sale ASAP. I told her to do what she had do......Realtor is checking with her broker. Should I be concern? --75.185.xxx.xx

As a courtesy you should not use pictures of her belongings.

After that, you can instruct her as you did " tell it to someone who cares".

Most advertising in this area uses the web to show the rooms of the house.....typical procedure for what I understand. I need to attract buyers. I feel like I am too nice and now being taking advantage of. What about this being "compensated"? compensation because your belongings and decent housekeeping will help me? Not current pics and the house looked different back in the day. She did upgrade main rooms. I am thinking of just using the outdoor pic just to help ease some of the headache. She is demanding 48 hour notice before showings too. I am just amazed with the comments and demands...I don't know how to handle this. --75.185.xxx.xx

Typical tenant... she suddenly realized that if you sell the house she will have to move. So now the monkey wrench throwing starts.

I would try to talk to her and ask why the sudden change of cooperation. If that is unsuccessful I would give her a 30 day notice and a notice to comply with the 24 hour advance showing notice. If she fails to allow showings you have cause to evict. --76.170.xxx.xxx

I would use external pics for now - seems like an easy solution to the issue. If you decide you MUST have the inside pics, I would ask an attorney friend (or pay an attorney $100) to send her a VERY FIRM letter telling her to drop this stupid blank now, and if she doesn't you will take all available legal recourse to pursue damages against her for impeding your legal right to sell your property. 95% of the time a letter like this will solve most petty things like this. Even if she decided to think about fighting you on this she'll talk to an attorney and realize he/she will want $200+/hour. But again, I would certainly take the easy way out if possible. Only caveat...she may suddenly feel like she can throw other wrenches at you if you do cave on this one. --173.30.xxx.xx

decades after my late mother sold some house to a colleague at work, the 78 y.o. spinster wanted to give me 1,000 Marks (then maybe $ 350 in the 80s). I took my Hasselblad to her rest home and took some portraits and explained I was preparing a calendar for the Swiss cosmetics company she used to work for.

Next, the Board gets her complaint, i would be using her photo in their calendar! Bl**dy h*ll, as if... People sometimes harbor under delusions. Any serious buyer would want to see the inside anyhow. You could show a select few the photos, too.

If you have the time, have tea and cake with her and answer her questions. The new owner would want to keep a neat freak in there, no doubt! --125.25.xx.xx

Best to photo the mechanical items like the breaker box, plumbing and the outside features for now, you should have move-in/move-out photos to support any damage case that arises in any rental property. If she decides to damage the place save those photos for your law suit, amazing how a licensed realtor could not think into this question. --76.241.xxx.xx
