State Specific Question About: NEW JERSEY (NJ)

So has anyone experiences to share? How long for a voucher to arrive? Did tenants continue well? How come when we placed our add, almost 50 called, about ALL of them offering TRA? The re-rental inspections cost, etc. so we wonder whether to get into this or not, but still the 'hood rep my 6 unit building is in is bad (though not so bad in reality anymore) I know one + is a higher rent to make the building more attractive for investors. --173.56.xx.xx

Seems to me Lincoln, that you have been a member on this site long enough to have read and heard the pro's and con's of Rental Assistance...but I'll share a few memories from other posters in the past...

1. Biggest grieve is just how efficient and LL friendly are the local agencies...and are they pro-tenant or if somewhat friendly to LL questions and assist in fixing problem issues.

2. It seems from other posters is that Many rental assistance agencies are in deep doo-doo finacially, and have many more requests for assistance than they have funds...i.e., not enough money to cover all requests, which means it could be a long wait for an applicant to get approved for assisance.

As for me, the rentals I was a PM for was at the opposite end of the spectrum, high emand location, so higher rents and top of the line tenants...which is why I call my situation Camelot.

Think percentages...and also use this site's search feature to read about issues with rental assistance...me thinks there are more negative posts than positives in general, but if you read closely, you may glean and learn sucessful ways...that is if you are truly desparate to explore this...but be warned, if you are in-experienced, the risk will be high... --96.239.xxx.xx

I have seen my subsidy housing numbers climbing but that is because I screen deep and have nicer places than most, they stay this way with a -very- limited pet policy and most of the people at the housing office know me by first name, I am the guy who brings in 6 coffee and donuts at 8:10 and I stay treading those hallways until I get my questions all answered, I try to do this at housing court also so I understand the outcome before I enter. --76.241.xxx.xxx

i try to avoid all the problems but if u are determined to do it 1) deal with a good housing agency.ask around.some dont like landlords.2) screen prospects closely.credit,police or criminal court last 2 landlords.lots of prospects are lousy but a few are good.a few experienced guys here make a buck at this but tennies get a free atty to fight u ij court and a free atty to appeal.govt tells u to screen applicants.sectuion8 enter. --173.14.xxx.xxx

Well, I am going for 2 of them, and have 2 others, and 2 more open for future. Glad many of you are in a good place. Tenant Rental Assistance apparently jsut got alot of Federal Funding in Paterson. They are all over our ad, and I am screening pretty carefully, though I have not been going to the Courthouse database lately. Now: to convince the Mortgage co. to give me time for the vouchers to come in! --173.56.xx.xx
