In California I can turn someone down if they don't qualify on their own because the only way to enfore payment by a co-signer is to first have a judgement against the tenant, then take the co-signer to small claims court with proof of a debt owned. Probably legal. Don't forget the most important part though. You MUST apply the same rules to everyone. If you deny this applicant, you MUST deny anyone else who comes to you with the same situation.

Of course, this may not apply if you own less than four units.

You need to familiarize with your local and state fair housing rules, and federal fair housing rule IF you own four or more units. --66.228.xxx.xxx

I won't have anyone co-sign. Just make the lease in the name of the father and show the son living there in the lease. Father will be directly liable for paying rent. --12.161.xxx.xx
