State Specific Question About: GEORGIA (GA)
I remember Ernie "Landlord Locks" telling me once that there was a requirement to paint the interior between tenants in GA. But I've never seen anything about that in writing or even by hearsay. Is it true? I normally do it if it really needs it...or WHERE it really needs it. THanks, Liz

I don't know GA law, but usually this is an urban legend. Shouldn't be hard to look up...or wait til Ernie posts! --67.175.xx.xxx |

Put a dab of paint on the new key after you rekey between tenants.

Tenants expect new paint. I would like to see someone develop paint scented air fresheners. Right now, all I do for rooms that don't need painting is maybe the baseboards. Enough to put the fresh paint smell in the air. --96.225.xxx.xx |

Refinishing is done a wall at a time, the wall with doorknob bruising needs the whole wall repainted (and a rubber bumping button), by the time you cut in for 3 walls it would be as fast to repaint the whole room, move-in/move-out photos will be what any judge wants to see to verify how much you paid to have the unit put back into good condition. --99.160.xx.xxx |

check your states health/building codes. In Mass repainting is only needed if the paint if flaking (even then, just scrape off the flaking ad repaint that spot with matching color.) thanks for the ideas of putting paint smell in the air. --66.19.xxx.xx |

It's required here and a tenant can also request a repaint after five years of tenancy. They usually don't want it when I ask them to move all their furniture to the center of the room and then call me.
If there is lead paint on the wall, scraping isn't a good idea unless there is less than a six foot area to be scrapes. --76.99.xxx.xxx |

By using the same kind / color paint in all rooms and keeping track of them by marking paint can tops with unit numbers and rooms affected, I can quickly touch up areas that need it. In that way, I do not have to cut-in edges around ceiling, doorways, etc. The new paint blends and the whole room looks clean and freshly painted.
Works for me. --68.229.xx.xx |
