State Specific Question About: WISCONSIN (WI)

My tenant has been given a hot tub that she would like to put in the backyard of my rental home (duplex). She plans to stay another 2 years, and keeps up the home beautifully.Would like to say yes to her request.Any reasons why not? She agreed to replant grass when she eventually moves and to sign a form releasing me from reliability. --24.223.xxx.xxx

My big concern would be liability issues with this type of attractive nuisance There isn't any form that you can sign which would eliminate your liability. Talk with your insurance company about her getting a liability policy with you named as co-insured. --72.85.xxx.xx

I would ask my insurance agent first. Worst case scenario is someone drowns. Who is responsible? You know they are going to try to blame the LL. --66.173.xxx.xxx

My hot tub takes a 50 amp circuit. See if your breaker box will handle the extra load. --67.175.xx.xxx

I would have her store it a storage facility until she gets her own house, these things are not on the news as much as pitbulls but they only have water 6 months, find her a swimming club or health spa nearby. --76.241.xxx.xxx

My last tenant who also had a hot tub wanted to place in under the covered patio. I had no problem so long as they got a licensed electrian to hook it up with a GFI breaker and matained a liability policy. --173.55.xxx.xxx

How long has she been a tenant? Is she responsible and reliable? These factors would be considered into my decision after I checked with my insurance company about liablity. --76.224.xxx.xxx

As others have said make sure they have insurance and have it properly installed. No matter what they sign it will not take away any responsibility on your part. --108.73.xx.xxx

Why would she be leaving in 2 years? Is there something in it for you? It is striking how those tenants with the most demands often stay the shortest time. A lady who wanted 220 Volts etc., next month she files for bk. The list is endless. I'm no paranoid about stuff like this --125.25.xx.xx
