Years ago I ordered Carlton Sheets product, kept it ten days, copied everything and returned it. One of the items I picked up was to only sign a lease with one person, so you only have to evict one person if things go south. Is this good advice, or no longer applicable. I have seven rentals currently and have only one person sign the contract for each. haven't had any problems yet but as we grow I want to make sure we do things right. Any thoughts? 9/11 changed everything...you get completed applications from ALL adults, verify ids and put them ALL on the lease.....minors are authorized occupants and adults are tenants --67.233.xx.xx |

We can't garnish in NC, and it costs $100 per person to serve.
I may consider this new idea. I've always had every adult sign the lease, but honestly, who cares? Now I *do* say every adults has to fill out the rental app...

No, you have all adults sign the Lease. You want to know who is living in your property so great tenant A does not bring in gangbanger, rap-sheet-a-mile-long Tenant B.

Yes, you should have all adults fill out an application and sign the lease. Any minor children should be listed as registered occupants.

All adults and when the kids turn 18, they are automatically added.
More to garnish.
If you evict one adult, the other can stay.
Overall I like Carleton's stuff. Not sure why he suggested this.
You can buy his courses on ebay for $1 and up.
New for $59 direct from Carleton.
Bad form to copy and return. Years ago when I bought it, it was only $100.

Trust me I feel bad about what I did 10+ years ago as a broke college student. I'm sure we all have things we arn't proud of but I guess thats why they call it growing pains.
All that aside, I may have to start putting more than one on the lease. Garnishing more than one person's wages is a compelling point.

If you have 1 sign the lease and list the others as occupants. Anyone else that comes in for more than the amount of days in your lease is not welcome. If you need to evict it's only 1. But yes if you can garnish than it's only on 1 person. --71.51.xxx.xxx |
