State Specific Question About: OHIO (OH)

I currently have 3 tenants on a lease. One tenant in particular has been paying all the bills while the other two live there rent free. He is frustrated and doesn't know what to do. Can he evict them from the lease himself or do I have to evict all of them? They are convinced that they don't have to leave because they are on the lease. Please advise thanks --184.59.xx.xx

What does the lease say? Jointly and individually, them all being responsible for the rent?

He can his co-tenants in Small Claims Court for their share of the rent. That won't evict them, but it will likely cause them to move out anyway.

You and the good T can enter into a side agreement. He does not pay the rent for Feb, you evict the two bad guys but not him, and then he pays you Feb once the other two are out. But you can't evict them if he has paid the rent.

Once you play games you void the lease, and your legal right s to collect.

We write up to 7 on a lease,I have college rentals, and most go on to make real money...

Take only one check, and let them fight it out...

If you evict it works as a package deal only, rooming houses work differently and are taxed at a higher rate to offset the cost of police to do the eviction rather than file 100bux and wait 26 days. no security deposit is returnable until the unit is entirely empty of all food, furniture and packages, nor is it ever divided, it goes back to who paid it and the others can fight about who did what damages. --76.241.xxx.xx
