State Specific Question About: MISSOURI (MO)

I informed tenant who was not cooperative with a simple home inspection that they were free(welcome) to leave at any time if they didn't want to cooperate with the terms of the lease, but the terms of the lease will still apply. They opted to leave 2 months prior to end of lease and expect to receive their security deposit back in full within 30 days because they left it in good condition. Have not received rent check and don't expect to. How should I go about addressing this issue? --69.149.xxx.xx

Sounds to me that you offered the tenant the opportunity to terminate the lease early, and they took you up on that offer.

If they paid the rent for the time they occupied the property, and they left the property in good condition, they it appears you owe them their deposit. --71.158.xxx.xx

I agree with Martin. Once you have offered them the opportunity to move, the courts would view you as having terminated the lease - so you won't be able to collect rent for the remainder of the lease.
