State Specific Question About: OHIO (OH)

i have a tenant problem in regards to plumbing - namely

a toilet issue. this is a new toilet.

i had a grinder pump put in and the apartment was snaked to the front. ($1,000)

then, the same week the toilet was stopped up so i sent a plumber for $80.

now, two weeks later they say it is plugged up again.

what is my responsibility regarding on going issues as such? --64.12.xxx.xxx

My plumber found a wig had been flushed in a city system.Found pink shop rags in a septic tank once.Not unusual to find pantyhose,either.

The only way a toilet can be blocked up is something went down the toilet other then human waste or toilet paper. It would cost around $40.00 to $60.00 dollars to buy a good commercial plumbers grade toilet auger which the plumber will use to clear the blockage. Even if the toilet auger is only used only one time then toilet auger is paid for. When ever a toilet is blocked one does not go over right away to clear the blockage with toilet auger but wait a few hours so next time the tenant is less likely to block up the toilet. This year bought a commercial snake for around $250.00 at the Habitat for Humanity restore which was new but was out of the box. This week went over to clear a blocked main drain after midnight. So the commercial snake was paid for the first time. Calling a plumber after hours can easily cost $250.00 to $300.00 plus taxes. Finally different types of soft toilet paper or tissue paper will cause blockage. --216.110.xxx.xxx

you need to find out what is causing the blockage. If it roots blocking the line this is on the LL. If it's "stuff" being flushed.

A camera or bring the stuff to the surface is the best way to make the tenant aware of(and pay for) what they are causing and why.

I'm with Josh. You need to determine if the problem is the line or what's going down it.

Baby wipes can also be a problem. If the tenant is plugging up the line the bill should be on them. But you need to be the one calling the plumber, then bill the tenant.

I have my own camera, and I'm going to buy a longer one. A few uses and it's paid for.

Especially when you shove it down the pipe and show them the toy car the kid flushed and explain it didn't drive itself up from the sewer - and the tenant owes you $200 bucks, thank you very much... --76.87.xx.xx

Talk to your plumber.

A stopped toilet is just that - a toilet clogged or restricted keeping the stuff right there above the floor level. A toilet snake/auger can slip right past a toy/barret/cellphone in the toilet and lead you to believe it's clear. Add a littel toilet paper, especially Northern brand, and the toilet is clogged.

A clogged "line" is the "snaking to the street" part. The lowest plumbing fixture, usually the tub, will have brown water coming up thru the drain.

Lines do break or collapse with age.

Do the other toilets in the building work?

If you have a "cleanout" in the yard (the place where the snaker inserts the snake) open the cap and see if the line is empty. Flush a toilet or run a faucet and watch the flow of water in the line. --67.175.xx.xxx

Kids will flush their toys down the toilet, leading to stoppages.

Adolescent boys will flush socks down the toilet, leading to stoppages.

Ladies will flush tampons and sanitary napkins down the toilet, leading to stoppages.

And my tenants will use paper towels and newspaper (yuck!!) instead of toilet paper, leading to stoppages.

But tenants will deny that they flush anything but normal waste down the toilets. And who wants to keep the evidence for months to show to a judge? -- he'd love that!!!

So I pay. but I have my own snakes and augers and people to use them (not me!!).

If I don't have a clause in my lease stating that residents are responsible for repairs - is there anything that I can do about on going toilet problems - too much toilet paper, etc. needing to be snaked very often? --64.12.xxx.xx
