Hire an eviction law firm offering a flat rate deal and let them do the proper serving. you are already 3 weeks late, that is not good. ** i found, when a process server is involved, the chances of them moving out are higher. If you do not know the process it is a little too complicated to explain and expect you to get it right.Plus each court wants things a little different.Get an attorney who can do it for you.Find a landlord association and start making friends with landlords who can help in the future --67.252.xx.xxx

Usually, Tenants are not very "collectable." You can get a judgment against them for all the rent they owe you, plus damages, but that is a piece of paper that does not put any $$ in your bank account.

So it is important to act swiftly, so that you get the bums out ASAP, and you can get the place fixed up and a new tenant in -- a new tenant who you have carefully screened and who will pay the rent.

Because the Court saying "Tenant owes you $5,000" does you no good unless you can somehow get that money.

By the way, you do NOT get to write off uncollected rent for tax purposes, unless you are that VERY RARE accrual basis taxpayer So you don't even get a tax write-off. (Sorry, Virden, but ...)
