State Specific Question About: OHIO (OH)
I just found out that one of my tenants in my 4-unit apartment building had his gas turned off in June 2010. Not sure if it was his choice or if he just didnt pay his bill and the gas company turned the gas off. What do i do? It's cold here and i do not want my pipes to freeze. He is a great tenant - quiet - doesnt cause any problems - always pays his rent on time - he's been there over two years. Do I tell him get the gas on or move out? Is there anything i can do to protect the pipes if he doesnt put the gas on? Should i have him sign some kind of form that if the pipes burst he is responsible for any repairs? Do I need to put the gas on in my name ... i hate to be responsible for his bill though. Any thoughts would be appreciated. Thanks!

I agree with proofstyle [PA], you need to be up to date with this - inspect more often but make this inspection to see if hot water is available, hopefully pipes are on an interior wall and with shared heat they will not freeze, if only using electric heat open cabinet doors to heat pipes a little, if unit goes empty turn off the risers and drain the water - blow out the traps and toilets then pour mobile home anti-freeze into them to prevent breaking. --76.241.xxx.xx |

Kathy you were exactly right. I called him and his gas was shut off due to non-payment. He said he has been keeping warm with space heaters and that someone told him that if he was keeping the apartment over 70 degrees that the pipes wouldnt freeze. Anyone know if that is really true? At any rate, he told me he received a Christmas bonus and gas will be back on by Wed. I will drive over there this weekend to confirm. Thanks everyone. --24.140.xx.xx |

If he is keeping it over 70 in every room then you will be fine until the electric is shut off for non payment of a huge bill. Often people will not heat the bathroom or kitchen which is were the pipes are. --67.211.xxx.xxx |

Be sure to test the smoke detectors while you are there, even 50 will keep water flowing, in the back of your mind you may need to think this unit will be turning over soon when the next 3 months heating bills climb up to the tenant, and the electric may already be getting steep as Allin mentioned - this would be a good time to find out which heating mode is cost effective - think of furnace pooped out in a couple years - electric heat switch-over. --76.241.xxx.xx |

Allin, personally, the bathroom is where I need the heat the most. I have to put up with a freezing bedroom at night (any guy married to a woman "of a certain age" will know what that is about!!), but when I am getting out of the wonderful warm water of my shower, well, I am NOT going to tolerate a cold bathroom!
I would expect that it is more expensive for the T to be using electric space heaters than for the central gas heat, but the T will soon find out.
