Because in CT if the tenant goes to court and he does not think it is fair he only has to pay what he feels is fair as long as he pays the original rent. I want to make it uncomfortable so the court says he has to pay it and not look like a jerk in court by having the tenant win. --69.37.xx.xx

Perhaps making an improvement to the property would make a judge see your reasoning for rent increase. Maybe add a security camera to parking area. You could charge more rent and keep an eye on them. Double win for you...and twice as many reasons for them to leave.

Never heard of this CT law that the tenant can go to court if he feels the increase is unfair. I'd say a $50.00 increase with a 60 day notice would work. Giving that much notice will make you look good. However, do you really want to force a vacancy in the winter? --98.179.xxx.xxx

I don't think that they will move that fast.

It's a three bedroom apartment, clean, and they really like it. Comprable, the apartment units next door go for 900/mos, and my neighboring landlord tells me the 900 is 10 percent under market value. They have my apartment fcheap cheap. --69.37.xx.xx

Ron - Raise your rent to be comparable with like rents. Go from $750.00 to $850.00 as a starter. After 12 months, if still there, go another 50.00

Send letter. 60 day notice of rent increase.

"I regret that due to increases in taxes, insurance and maintenance it is necessary to increase your rent from 750 to 850...effective.in 60 days)"

Don't be surprised if they reply with a notice that they will be MOVING OUT IN THIRTY (30) DAYS.

No need for 60 days all your required to give is 30 days. For example a notice of change in terms of tenancy given tomorrow would be effective Feb 1st assuming your rents are due on the first, and by law you can get away with waiting until the 31st.

My 3bdrms go for around $850, thats fair for most parts of the state that i'm familiar with. Maybe on the light side.

They would have to be a serious pain to do something right now. In my area the only people moving are the ones being evicted from other places.
