State Specific Question About: MARYLAND (MD)

A new property manager wont let me see the social security numbers of tenants he just placed into my property. I not only want the SS#, I'd also like to have a copy of the tenants' license, bank account numbers etc. What if the pm and I part ways? Shouldn't I have all this info about my tenants now simply because it is my property and I want to know everything possible about who is living in my house? --69.251.x.xx

I've been saying this for some time....just because you may have had access to this information previously, if you and the pm part ways, the tenant would have to AGREE to provide you this information.

Many applicants and tenants do not feel good giving this type of information to individual property owners. Credit screening agencies make end-users/PMs sign an agreement NOT to provide this information to any one else and VA has gone so far as to REQUIRE that the tenant agree in writing to us providing a copy of their lease and credit info.

I advise clients straight up that I am the landlord and they don't get this information. --205.188.xxx.x

I'm curious. Why do you have a property manager in the first place? You mentioned, "new property manager". Did you previously have one? Or is this a new person starting out as a property manager?

I agree with you about having information on your tenants in your property. I manage my own units and would never hire someone else to manage my property. --68.229.xx.xx

If it is that important then find a new manager. I manage my own properties simply because I will look after them better than somebody else will because I own them. Why get into a business relationship with somebody who doesn't provide you what you need?

Be careful because if you do part ways then you will have no information to evict your tenant. I would not jump into that boat. Do you even have a copy of the lease? This property manage knows this and now they have you by the short hairs. --146.165.xx.xx

You need an agreement with the PM that should they leave you will be given ALL info on tenants. RIght now, you have no need of the info. And should the PM work out you have no need. But if they leave you have a right to the info. That would be like a manager of walmart has access to employee info and then leaves and takes the employee info with them. 1st. as Wallace pointed out..

In many states.. the PM opperates under statute and rules of fair houseing..or Credit agencies a owner would not..

2nd.. Simply ask why? they should have a resson and a good one.

3rd. Md may have a statutory reason for not allowing the information..

so you have a question to ask and home work to do..

Having a PM is good for some folks.. and not others..

It is, done right, a profession, like others that serves you and protects..

Of the some 800 properties I deal with in 2 states.. almost half of my clients over the years have come because of thier honest mistake .. let to a legal action..

So they chose a PM..

While you have a PM, you don't need copies of the leases, applications, etc.

When you end your relationship with the PM, they should turn over the entire tenant file to you or whomever you designate. --71.158.xxx.xx
