State Specific Question About: GEORGIA (GA)

my plumber sent me a $439 bill(ouch) to unclog the kitchen sink drain(no garbage disposal). Said it took a long time as there were fish bones, plastic and other things that shouldn't be washed down the sink. Think there is any retribution against the tennant who has been there 3 years? All they did was clear the drain? No parts replaced? You need to rethink how you respond to plumbing problems. I would have called Roto router. $169 to clear the drain.

I have in place in my M2M agreements that after 5 days of taking possession that drain

and toilet stoppages are on the Tenants. That they need to use their plungers. If they can't get it to clear to call me and I will send out a plumber. That they need to pay the plumber. If they don't or can't I put it against their rent.

If it is the main line and tree roots or something that is wrong with the plumbing then it's on the LL tab. I will pay for it.

What does your rental agreement/lease state about drain clogs? If you have nothing in your agreement then it's probably on you.

Go to Lowe's,buy a drain bladder., and a hose shut off,

Stick in in the drain after the p trap and the pressure will wash it all down the drain in a few minutes...

Call your local roto rooter and find out what they charge to clean a line from the kitchen sink. That is what you charge tenant. You pay the rest. Not tenants fault you picked a plumber that over charges. --71.127.xxx.xxx

Your plumber is ripping you off. Most towns have rooter guys who will clear a drain for $50-$100. Unless it's a main line issue like tree roots or broken pipes.

My lease and my move-in agreement specifies that the drains are clear upon move-in and that any cloggage (is that a word?) between the fixture and either the main plumbing in a multi family, or the city sewer for a SFH is the tenants responsibility for payment.

They are not to try to clear drains themselves, but are to call management. We will either send our maintenance person or a plumber and bill them accordingly. --76.87.xx.xx

I agree, your plumber's price seems pretty high, unless you called on Thanksgiving or Christmas Day -- opps, those are not yet here -- for emergency service.

If your tenant has been there for 3 years, it seems to me that unless the problem was roots or broken pipes, the tenant is responsible for the reasonable price of the service call.

What the others said. I strongly suggest you learn basic plumbing. Non of us were there to see exactly what went on. But most kitchen clogs can be cleared removing that "U" shaped pipe under the sink or with a shop vac. Of course the clog can occur further down the line, but the price you paid appears to be a rip off.

Of course price is slightly regional. But I have paid $150 to have the main line unclogged on a sunday. As for the tenants responsibility, yes, they are responsible. But if they challenge it, a judge may side with them based on the high price. --71.176.xx.xx

u can get a screen for about 2 bucks .but someone has to clear drain under faucet in back yard ideally with toothbrush if u have outside faucet . 30 seconds a month.i use one in bathroom. .no clogs . .drleonards.com sells this.get the right size for kitchen .plumber is diddling u. --173.14.xxx.xxx
