State Specific Question About: GEORGIA (GA)
I have a tenant that is being disturbed by the upstairs neighbor. He plays his music too loud and will not honor her request to be considerate. And now he is letting his dog urinate down her patio and patio furniture. These incidents have been reported to property management and still no resolve (Condo Community). She is a good tenant-pays on time and takes good care of the property.
How can I help her and myself because she is about the best I have had on the property?

That's the trouble with a condo and people who own them are in bigger trouble. The guy upstairs, if he owns the condo, can't be evicted for bad behavior.
He owns that condo I guess and feels that it is his castle. What he doesn't realize is that he needs a stand alone house if he is going to play loud music and have a dog that pees that much.
There is not much you can do about this except try to reason with him. For the noise issue maybe the local police would come out and talk to him. --76.99.xxx.xxx |

The dog pee is nasty. I doubt that the HOA rules and regs allow that. You as the owner may have to make the complaint for her.
Go to the next HOA meeting and speak up.
Have her call the police to talk with the upstairs guy.
Put up a canopy over her balcony furniture if allowed to keep the dog pee off of her stuff.
Ear plugs, white noise may help with the loud music if the police don't.
