State Specific Question About: MARYLAND (MD)
Should I avoid buying a rental house that has lead in it, if no, what are the watchouts, should i sand and paint the entire house and i it worth get it lead inspected every two years, what is your thinking. Or buy a new house costing a few dollars more and without the lead issue. --192.44.xxx.xxx |

MD EPA rules are that IF the home was built pre-1978, you must have it lead inspected at the beginning of every turnover rental...if not, you CANNOT evict the tenant for lease violations or late/unpaid rent. --96.239.xxx.xxx |

I've reached the point where at least for the present market I'm not (usually) going to bother buying properties older than 1984, thereby avoiding asbestos and lead issues entirely. Obviously if a gift horse appears I'll grab it regardless, but the environmental negatives must be factored into the price.
There are plently of newer properties on the market at good prices and I feel the resale will remain better on them. When it comes time to sell, you do some "green" upgrades and market that aspect along with no environmental isues.
I'm out west, this policy may not be practical in some markets where most affordable rental housing is older.
I think the standard rule applies. If the numbers make sense, buy it. --76.87.xx.xx |

At least it is less than four hundred every turnover.
I would stay clear of the older homes.
I have energy costs in mind more than lead practices.
