Get two or more jobs . Live on rice and beans , beans and rice . Don't set foot in a restaurant unless you're on the payroll . Pay off all your credit cards and put them away or cut them up, get yourself an emergency fund put aside of at least $1000.00 . Pay off your car and student loans, Get a book called Financial Peace University and The total Money Makeover. Then when you are in the position to do so buy yourself a rental property. What makes you think that anyone would put their money at risk by allowing you to spend it on expensive real estate ? Biggest tip I could give you is this: Don't NEED your properties. Invest without needing the money from your units and you will be able to grow easier this way. Find a mentor and eventually you will find your funding. As for government grants, when it comes to RE investing, the least amount of government involvement in your properties, the better off you are. --173.86.xx.xxx

Not unless you are a big developer and use OTHER PEOPLE'S MONEY.

A former carpet mill in CT sent their business to a southern state for cheaper labor. Guess what!! Developers came along and with OTHER PEOPLE'S MONEY, turned the old mill into luxury apartments complete with all the amenities such as indoor swimming pool, gym area, etc.

Benny,

To answer your question, yes there are government grants available for "seed money" but they are not easy to obtain.

If I was you, the first thing I would do is read Jay DeCima's book "Investing in Fixer-Uppers". This book opened the RE door for me, so I will assume it will for you too. In this book, Jay explains how people with little or no money can get started in the rehab business. In one chapter, he talks about government grants and loans but this is just one of many ways to break-into this business.

I would suggest you team-up with a "money-partner" and go that route. Jay explains this strategy in his book. --76.18.xxx.xxx
