State Specific Question About: NEW JERSEY (NJ)
Tenant is missing for 15 days, police are involved. Rent is not paid for October, x-wife said the apartment is abandoned (daughter lived with tenant) but all his stuff in the apartment. What can I do to obtain possession of the apartment beside eviction of the missing tenant?

As I told you before,
Follow state law to establish that property has been abandoned. Then take possession and re-rent.

I had a tenant vanish in my 14 unit building. After rent was two weeks overdue I begain the eviction process. I won a default judgment of possession. The tenant had lived there for 10 years and the place was filled up with tons of stuff. I had to make a list of everything and their values. I then had to hold the items for 30 days, since they were worth over $300. I boxed everything and placed the 100 plus boxes in my storage room. I fixed up the unit and re-rented it. Then I had to run two news paper adds advertising a public action for my tenatns stuff. I had a master list with box numbers and description of items in each box. Anyone could open a box and bid on it's contents. I refused to spend the entire day doing this. At the end of the day I had to send the money from the proceeds to the State and dispose of the items not sold. What a pain in the behind. --173.60.xx.xx |

I don't know NJ laws. Here, post an Abandoned Property Notice on the door. Wait 24 hours.
Seldom is there anything of value.
Act now, don't wait. Call his emergency contacts and document your conversations.
Box up anything and re-rent.
Send written notice to his last known address (your rental).
