Here it is called contents insurance. It is better to explain to the tenant that in the event of a fire, flood or someone breaks into the apartment that the building insurance will not cover the tenants contents. Here it costs around $100 to $120.00 per year for contents insurance. There have been some fires in apartment buildings where the tenant came home then found out that everything was a total loss in the apartment then found out that the building insurance did not cover the tenants contents. So if the tenant does not have contents insurance then it is better to tell them they will be out of luck if there is fire, flood or break in. The tenant can then decide if they want to take a chance. --216.110.xxx.xxx

I have a lease clause for this. And I explain it as I go through the lease with them. It basically says that we recommend renter's insurance because ours will not cover and we are not responsible for anything of their contents.
