It's very expensive to employ an attorney to sue a tenant for back rent. You could file a case in small claims court. If you or your attorney wins, there's only a small chance you'll ever collect a penny from an x-tenant, unless they have a great job they won't quit and you can attach their weekly pay check. --173.60.xx.xx |

Typically a court will only award a 30 day period, this is why we act at the end of the grace period in the lease and follow to file in court so action is taken within that 30 day period, there is no reward for sitting on your hands. --65.43.xxx.x |
