Anthony, I googled "Non-renewal of Lease" and found these two letters.

Also, S8 will give the tenant a form for you to sign whether you are renewing or not. But it is nice to give advance notice.

You might want to join us in the chat room tonight in the event you need further information or to chat live with other LL/Owners/Property Managers. 8 PM central to at least 10 PM.

NOTICE OF NON-RENEWAL OF LEASE

This letter is notice to you that your current lease/rental agreement for the above described premises will expire at midnight on (date) ______________________ and will not be renewed.

You are required to surrender the premises to Landlord/Agent upon lease expiration. Please return the premises to the same condition as you found it upon move-in, normal wear and tear excepted. You are required to return all keys when vacating the premises.

Our records show you have a security deposit in the amount of $________________. Any refunds due you after deducting for repairs and unpaid rent (if applicable) will be sent to your new address within ____ days after you turn over the property to us as required by law. If you do not provide a new address, any refund will be mailed to your last known address.

Dear: PITA Tenant

Unfortunately, we will not be renewing your Lease due to various circumstances. Consider this letter the required written notice to vacate the premises as stated in your current Lease.

Your remaining monthly rent payments are to be paid to the end of your occupancy in compliance with the terms of your Lease. Your security deposit cannot be used as rent payment at any time. After you vacated the premises, an inspection will be made to ensure that the Leased Premises have been cleared of all furniture and personal items and left in a clean and undamaged condition. All keys to the premises must be returned to the Landlord when you vacate. You must also provide the Landlord with your forwarding address.

This letter serves a legal notice of termination of your Lease on the referenced property. It is also intended to allow you ample time to seek a new residence. Failure to comply with the above requirements could result in legal proceedings to regain possession of the property, which in turn may incur attorney costs and court fees for which you may be responsible. Failure to act in accordance with your Lease can also adversely affect your credit rating.

Hmmmmm.....wonder if Sec8 has a form they want you to use?

Suggestion: I would communicate with the tenant ans let the TENANT communicate with Sec8.

The problem I have experienced is Sec8 stopping the rent based on my notice but the tenant stayed in the house. Ouch! --67.175.xx.xxx
