The damage deposit is a refund of any money left over after deductions are made of repairs to the property that are a result of normal wear and tear, including utility bills.

IRS calls carpet a 7 year item, so if the tenant was there 40 months of 84 and the carpet is ruined beyond cleaning then they are responsible for 44/84th os the replacement carpet cost, other damage, unpaid lights, water/sewer, gas and refuse, deduct with photos and line by line descriptions and return anything left within your local/state laws time, some states allow a triple deposit return if the deadline is not met - look above in state laws and print them, make a notebook for your desk in your rental office. --65.43.xxx.x |
